d\u2019urbanisme applicables.<\/p><p>En mati\u00e8re d\u2019existant, il est fr\u00e9quent d\u2019\u00eatre confront\u00e9 \u00e0 des probl\u00e9matiques tenant au r\u00e9gime de la copropri\u00e9t\u00e9, ou encore \u00e0 celle de la volum\u00e9trie.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-9604a4b ailleurs, afin de b\u00e9n\u00e9ficier du r\u00e9gime des travaux sur existant, l\u2019immeuble existant et objet du projet doit r\u00e9pondre \u00e0 la d\u00e9finition de la \u00ab\u00a0<em>construction existante<\/em>\u00a0\u00bb, c\u2019est-\u00e0-dire qu\u2019il doit avoir \u00e9t\u00e9 <strong>r\u00e9guli\u00e8rement \u00e9difi\u00e9<\/strong>, c\u2019est-\u00e0-dire, conform\u00e9ment \u00e0 une autorisation d\u2019urbanisme. \u00a0<\/p><p>Le m\u00e9canisme du permis de construire ayant \u00e9t\u00e9 institu\u00e9 pour toutes les op\u00e9rations de construction par l\u2019ordonnance n\u00b045-2542 du 27 octobre 1945.
